A PCS to San Diego usually comes with a short window, a long to-do list and a housing market that doesn't wait. As a Military Relocation Professional, most of what I do for service members is compress the timeline without compressing the decision. Here's the playbook.
Start with the commute, then the house
San Diego traffic makes geography the single biggest quality-of-life factor. Pick the search area around your duty station first:
- Naval Base San Diego / 32nd Street: South Bay, Chula Vista, Bonita, National City, and the downtown neighborhoods.
- NAS North Island / Coronado: Coronado itself, Point Loma, Ocean Beach, and downtown via the bridge.
- MCAS Miramar: Mira Mesa, Scripps Ranch, Tierrasanta, Clairemont, Poway.
- Naval Medical Center Balboa: North Park, South Park, Kensington, Mission Hills.
- Camp Pendleton: North County - Oceanside, Vista, San Marcos, Fallbrook.
Drive your likely commute at the hour you'd actually drive it before you decide. Twelve miles in this county can be fifteen minutes or fifty.
Get your VA loan lined up before you house hunt
Your Certificate of Eligibility, a full pre-approval and a lender who closes VA loans in San Diego regularly are worth more than any listing alert. Zero down is the headline, but the details matter: the funding fee and who may be exempt, entitlement if you've used a VA loan before, and how the VA appraisal timeline fits a 30-day escrow. In competitive situations, a listing agent's confidence in your lender is part of your offer.
Understand BAH as a budget, not a target
Your Basic Allowance for Housing tells you what you can comfortably carry, but a mortgage payment in San Diego also includes property taxes, insurance, and often Mello-Roos in newer developments or an HOA in condo and planned communities. Ask for the full monthly number on every home you consider - two houses with the same list price can differ by several hundred dollars a month.
Plan a 60-day timeline
- Days 1-10: lender pre-approval, COE, define the commute radius, set up a search.
- Days 10-25: house-hunting trip or video tours - I record walk-throughs for buyers who are still at their current duty station.
- Days 25-30: write and negotiate.
- Days 30-55: inspections, VA appraisal, loan conditions.
- Days 55-60: final walk-through, signing, keys.
It works remotely. Between video tours, electronic signatures and a power of attorney where needed, I've closed for buyers who never saw the house in person until move-in week.
Buy for the exit, too
Orders change. Before you buy, ask what this home would rent for and how easily it would resell. Homes near good schools, with a real yard or a second parking space, and without heavy deferred maintenance are the ones that stay easy to exit. If you may rent it out later, check HOA lease restrictions up front.
Don't skip the inspection
A VA appraisal is not an inspection. It establishes value and minimum property condition - it will not tell you about the roof's remaining life, the sewer line, or a failing water heater. I always recommend a full inspection, and in San Diego a sewer scope on any home built before the 1980s.
