Major Developments Shaping San Diego
From Mission Valley and the Downtown waterfront to Midway, Ocean Beach, and the South Bay, several large-scale projects are reshaping how different parts of the San Diego metro area may grow, connect, and evolve over time.
Riverwalk San Diego
Riverwalk is a major transit-oriented mixed-use redevelopment transforming approximately 200 acres in western Mission Valley. The long-term plan combines housing, retail, offices, parks, open space, and transportation improvements within one large-scale community.
Phase One is under construction and is planned to introduce more than 700 residences, neighborhood retail, a central village green, and a new trolley station.
Civita
Civita is a large master-planned community built on a former quarry site in Mission Valley. Its plan combines a range of residential neighborhoods with parks, recreation, education, retail, dining, and community amenities.
Much of Civita is already established, while continued development and commercial activity are adding to a community that has become one of Mission Valley's most visible examples of large-scale neighborhood transformation.
Midway Rising
Midway Rising is the proposed redevelopment of the existing San Diego Sports Arena property into a much larger mixed-use district centered around housing, entertainment, parks, restaurants, retail, and public space.
Current plans include thousands of residences, including a significant affordable-housing component, a new 16,000-seat entertainment center, and a broader entertainment and cultural district.
NAVWAR / Old Town Campus
The Navy Old Town Campus Revitalization Project—commonly associated with the NAVWAR redevelopment—centers on more than 70 acres of Navy-owned property near Old Town and the Midway corridor.
The effort is intended to replace aging World War II-era facilities with modern facilities supporting NAVWAR's mission, while the Navy continues working through environmental review, developer coordination, and potential redevelopment details.
Ocean Beach Pier Renewal
San Diego is advancing plans for a replacement of the Ocean Beach Pier, one of the neighborhood's most recognizable waterfront landmarks.
Following extensive community outreach and selection of a preferred concept, the project has moved into permitting and environmental review before later phases can proceed.
Seaport San Diego
Seaport San Diego is a proposed redevelopment of a large portion of the Central Embarcadero, including the current Seaport Village area and surrounding waterfront property.
The proposal includes parks and promenades, hospitality, retail, restaurants, piers and marinas, visitor attractions, commercial fishing uses, educational components, and other waterfront improvements across approximately 102 acres of land and water.
Chula Vista Bayfront
The Chula Vista Bayfront redevelopment is a long-term, approximately 535-acre waterfront transformation led by the Port of San Diego and the City of Chula Vista.
The master plan includes public parks and recreation, environmental restoration, hospitality, dining, shopping, marina improvements, and other waterfront uses. Several major Phase One elements are already complete or underway, while future phases continue the broader redevelopment.
