Cortez

If I were showing a client around Cortez Hill, one of the first things I’d point out is how different it feels from the busier parts of Downtown San Diego. Sitting slightly above the surrounding districts, Cortez Hill offers a more residential atmosphere while keeping you remarkably close to everything downtown has to offer. It’s a neighborhood I often bring up when someone wants the convenience of urban living but doesn’t necessarily want to be in the middle of the Gaslamp’s nightlife or East Village’s activity.

Cortez Hill has an interesting mix of old and new. Historic buildings, mature landscaping, smaller residential streets, and modern condominium towers all share the neighborhood. Its elevated setting can also provide impressive views toward Downtown, Balboa Park, and San Diego Bay from certain locations. The overall pace tends to feel a little calmer than many surrounding downtown districts.

Housing ranges from historic residences and smaller condominium communities to contemporary high-rise and mid-rise developments. Buyers may find everything from compact urban condos to larger residences with balconies, city views, and building amenities. Because the housing stock varies considerably, I always recommend comparing individual buildings rather than judging Cortez Hill as one uniform market.
